Automated Order Routing by Area

Every few minutes, WebRun reads new unassigned orders from your Google Sheets intake log, looks up each appraiser's coverage area and current workload from the roster tab, assigns the order to the best-matched appraiser, updates the log, and posts a Slack assignment alert so the appraiser knows to accept the order.

In short

How do I automatically route appraisal orders to the nearest available appraiser?

WebRun reads your order intake log in Google Sheets every few minutes, matches each unassigned order to the nearest available appraiser based on coverage area and current workload, updates the log with the assignment, and posts a tagged Slack alert so the appraiser knows to act immediately.

  • Every new order assigned within minutes of arriving
  • Orders always go to an appraiser in the right coverage area
  • No unassigned orders sit in the log overnight

Built for appraisal firms · appraisal management companies · multi-appraiser teams · residential appraisal offices

Questions, answered

How does it know each appraiser's coverage area?

It reads the coverage counties or zip codes from the appraiser roster tab in your Google Sheets file. Keep that roster current and WebRun will always route to someone qualified and geographically eligible.

What if no appraiser covers the property location?

WebRun posts a Slack alert flagging the order as unroutable and leaves it unassigned in the log so a manager can handle it manually. It never assigns an order outside an appraiser's stated coverage area.

Does it confirm acceptance from the assigned appraiser?

No. WebRun assigns and notifies in Slack, but acceptance happens outside the automation. The appraiser confirms in your normal process, and you update the intake log accordingly.
