What counts as a missing document?

Any item on the lease's document checklist in Occupier that's blank: the fully executed lease, amendments, certificate of insurance, guaranty, or estoppel certificate, among others you track.

Does it flag the same gap every month?

Yes, until the document is uploaded to Occupier. That's deliberate: an outstanding gap should keep surfacing until it's resolved, not get lost after one reminder.
