In short

How do I know when a listing needs a price review?

Every Monday, WebRun checks days on market and inquiry activity for every active BizBuySell listing and updates a Google Sheets tracker, flagging any listing with 4 or more weeks of declining inquiries or 180 days on market as Needs Review. It never changes a price itself, so every decision stays with you.

  • Stale listings get flagged before a seller has to ask why there's no activity
  • Price conversations happen on real inquiry data, not a gut feeling
  • Every active listing gets reviewed weekly with no manual spreadsheet work

Questions, answered

Does it change the listing price or contact the seller?

No. It only flags listings in the tracker sheet. Any price change or seller conversation is a decision you make and act on yourself.

What counts as overdue for a price review?

4 or more weeks of declining inquiries, or 180 days on market, by default. Both thresholds are adjustable during setup to match how you run your book.

Will an active, well-performing listing ever get flagged?

No. Only listings with a real decline in inquiry activity or an unusually long time on market get marked Needs Review, so the flag stays worth checking.
