Does it contact the appraiser or AMC?

No. WebRun only reads the order status in Encompass, logs it, and flags the late ones for the loan officer. Any follow-up with the appraiser or appraisal management company stays with a person, so nothing is sent on its own.

How does it know an appraisal is late?

It compares each appraisal's expected completion date in Encompass against today and flags any order that is past due or still unscheduled, then reports how many days late so the loan officer can prioritise the chase.

Can I set what counts as overdue?

Yes. Tell WebRun your tolerance, for example flag anything past its expected date or unscheduled after two days, and it lists only orders that breach that line so the Slack alert stays focused.
